Upgrade Benefits & Outline by Bryan Stone
1. HVAC Decarbonization Conversion: We are removing the old fossil-fuel gas furnace and replacing it with a variable-speed Energy Star Heat Pump. Variable-speed heat pumps maintain target indoor temperatures smoothly without cycling on/off constantly, reducing electricity use by up to 50% compared to base electric resistance and preventing up to 4.5 metric tons of CO2 output per year. State HEAR program rebates cover up to $8,000 of the cost for eligible households, supplemented by Georgia Power's electric furnace conversion rebate.
2. Smart Electrical Infrastructure: Upgrading the panel to a smart breaker center and pulling heavy wiring is essential to support the electrification of heat pumps, water heaters, and future EV charging stations. State rebates cover 100% of these structural costs up to $4,000 for the panel and $2,500 for the heavy wiring.
3. Crawl Space Vapor Sealing & Insulation: Installing crawl space encapsulation plastic, sealing vents, and adding insulation reduces draft and moisture transmission. This permanently eliminates basement dampness and crawl space mold (saving future maintenance costs) and reduces heating/cooling bills by an estimated 15%.
4. Hybrid Heat Pump Water Heater: Hybrid heat pump water heaters pull heat from ambient air to warm the domestic water supply, using up to 70% less energy than standard electric heaters. This translates directly to an estimated $330 annual utility saving, qualified for a $1,750 GEFA rebate and $500 Georgia Power rebate.
